Lesson 3 - Episode 67: How to Create Ad's in Facebook and Instagram

If you're only running Ad's to promote your Listings you are missing the whole point of Facebook and Instagram.

Here's the deal. When you're looking at Facebook and Instagram as a strategic marketing plan for your business, you have two main goals.


Get people to your website or landing page.

Get people signed up on your email list.


Notice, that I didn't say "Get as many Facebook and Instagram Followers as you can" or "get thousands of impressions." Those two things will help, but they are not our main Facebook/Instagram Marketing Goal.

The key to getting traffic and subscribers from Facebook and Instagram is creating content and Ad's that make your "likers" and/or "fans" click on your links and give you their information.


When creating an Ad there are 4 key things to consider:


Size

Colors & Pictures

Text Overlay (no more than 20%)

Call to action


When creating your Ad's you will remember that Canva in Lesson 2 is the way to go. Canva will take care of the Size, Color, You will upload your images, and then you will add your Text Overlay. If you have not watched the Video in Lesson 2, please refer to that.

Facebook Ad - Example


Now when it comes to the Ad Story, this is where the Call to Action comes in play. Your goal when you run ad's is to get people to sign up for more information on this home. This listing should have a landing page by itself with all the information. Don't send them to your main website with other listings, that is too distracting. Give them the works on this landing page but you can leave some information out so that it peaks their interest and they have to give your their information because they are dying to see this property. Ask for their First Name, Email Address, and Phone Number. That is it. Once you make contact with them, you can get more information about them. If you ask for too much information up front, they might now leave you their information. If they are truly interested in this property they will give you their Name, Email, and Phone number.


Instagram


When running your Facebook Ad's you need to run the same Ad on Instagram. Why? Because running Facebook Ad's with Instagram, and Audience Network will get your cost per conversion down and you will be hitting a different audience for each. Some of your target audience might not be on Facebook but guess what, they are on Instagram. The same Ad will run and Facebook will re-format your Image for Instagram. You really don't have to do anything other then select Instagram.

Other Ad's


At the beginning of this Lesson I told you if you are just running Ad's for your listings, you were missing the point. Well, why? Because sometimes you might not have a listing to advertise but you still need to be advertising. It takes consistency to create a following and for your potential clients to get to know you, like you, and trust you. So you need to be in their face all the time. So what are you going to advertise when you don't have a listing?
